This section is situated about six miles and a half from Apiti Township, a dray-road being formed past the frontage. The land is of good quality, though somewhat stony in places, and is covered with heavy mixed bush with usual undergrowth. The soil is fair, on a papa formation, and well watered. There are about 100 acres of flat land on the section.

This section is situated in the Marton No. I. Farm-homestead Block, on the Titirangi Road, and consists of undulating land with a small flat portion. It is well watered, and the soil is good, on a papa formation. It is covered with forest of a mixed character, containing rimu, matai, totara, rata, tawa, &c., with the usual undergrowth. The section is distant about nine miles from Mangaweka by a formed bridle-track. The trees up to 3ft. in diameter have been felled over an area of 40 acres, and this area has been partly burnt, and sown in grass.

The Rangitikei County Council have a claim of 17s. 2d. for rates due on this section.

This section is situated on a branch road from Murray’s track, distant from Hunterville about twenty miles, six miles of which is a formed bridle-track, and the rest a cart-road; but the nearest centre is Mangaweka, the distance to that place being fourteen miles, about nine miles of which is a bridle-track, and the rest a road in course of formation. The distance from the section to Murray’s track is about three-quarters of a mile, and this is a fair pack-track. The land is broken, but the soil is fair, on a papa formation. It is well watered, and covered with light mixed bush.

SECOND-CLASS LAND.

This section is situated in the Hunterville No. I. Farm-homestead Block, on the Okaka Road, and consists of hilly and undulating land intersected by deep gullies. The soil is fair, on a clay and papa formation, and is covered with light forest of a mixed character, containing rimu, maire, rewarewa, titoki, &c., with usual undergrowth. The section is distant about twenty-five miles from Hunterville by the Mangamahoe Road, which is formed for dray traffic to within three miles. An area of 6 acres has been felled and grassed. The section is well watered.

This section is situated in the Hunterville No. III. Block, on the Mangamahoe Road, and consists of broken country with a few small flats. The soil is good, on a papa formation, and is covered with forest of a mixed character containing rimu, tawa, rata, &c., with the usual undergrowth. The land is well watered. The section is distant about twenty-one miles from Hunterville, fifteen miles and a half being a dray-road, and five miles and a half a formed bridle-track. An area of 18 acres has been grassed.

Sections in Maraeroa-Oturoa Block for Lease.

District Lands and Survey Office,
Auckland, 28th June, 1897.

NOTICE is hereby given that the under-mentioned sections in the Maraeroa-Oturoa Block, Thermal Springs District, Auckland, will be offered for lease by public auction, for a term of twenty-one years, at the upset annual rentals noted below, at the District Lands and Survey Office, Auckland, on Wednesday, the 25th August, 1897, at 11 o’clock a.m.

These sections are all covered with mixed forest; soil light, but good. They are not well watered, owing to the porous nature of the soil.

CONDITIONS OF LEASING.

  1. Term of lease, twenty-one years from the 1st day of September, 1897.

  2. Rent payable half-yearly in advance; the first of such half-yearly payments to be made at the close of sale, and all future payments to be made to the officer appointed to receive the same within sixty days from the days on which they become due, and in default thereof the lease to be forfeited.

  3. The lessee shall, within one year from the date of lease, fell, burn, and sow with grass an area equal to 5 per cent. of the land comprised therein; within two years a further 5 per cent. of the area; within three years a further 5 per cent. of the area; within six years an amount equal to one-quarter of the total area; and at the end of the term an area equal to one-half of the total area.

  4. The lessee shall be liable for all rates, taxes, &c.

  5. No transfers or assignments to be permitted without the consent of the Commissioner of Crown Lands.

  6. No valuation for improvements will be paid by the Crown, but the lease of the holdings will, a few months before the end of the term, be submitted to auction again for a further period of twenty-one years, loaded with the value of the improvements in favour of the lessee, the incoming tenant to pay the value of the improvements; but if there be no bid for the lease then the land, with the improvements, will revert to the outgoing tenant at the same rent paid under the expiring lease.
