Village-homestead Allotment for Selection on Lease in Perpetuity.

NOTICE is hereby given that the under-mentioned village-homestead allotment will be open for selection on lease in perpetuity at this office on and after Wednesday, 1st September, 1897.
FIRST SCHEDULE.
WAIKAWA VILLAGE.

This land is covered with bush of no commercial value. Soil good. The distance from Waikawa is about two miles. Limit of holding in this village, 50 acres. This section is burdened with £26 valuation for improvements, consisting of—hut, £5; clearing and grassing, £16; fencing, £5.
SECOND SCHEDULE.

THE land enumerated above is first-class land, and is a village-homestead allotment, open for selection on lease in perpetuity under the provisions of “The Land Act, 1892” (hereinafter referred to as “the said Act”).

The day on which the land shall be open for selection shall be Wednesday, the 1st day of September, 1897.

The rental stated above shall be the price at which the land shall be open for selection.

Applications for a lease shall be made in manner as provided in Part I. of the said Act, and all such applications shall be made to the Commissioner of Crown Lands, Invercargill; and a lease will be issued in accordance with the provisions of Part I. aforesaid.

Each applicant shall state his or her residence, occupation, and condition in life (namely, whether married or single), and will be required to make the declaration prescribed in Schedule C of the said Act.

The successful applicant shall pay the first half-year’s rent, together with the lease and registration-fee, immediately the application has been approved or declared successful at the ballot.

All rents must be paid half-yearly, in advance, on the 1st days of January and July in each year, as provided in section 157 of the said Act; and the first half-year’s rent is payable as before provided.

Improvements and residence on the land comprised in the lease shall be as provided in Part III. of the said Act. The provisions of section 144, and all other provisions of the said Act with respect to substantial improvements, shall apply accordingly to the lessee under these regulations. The provisions of section 141, and all other provisions of the said Act in respect of compulsory residence, shall apply accordingly to the lessee under these regulations.

The lessee shall not subdivide, sublet, or transfer the land held by him under these regulations, except under and subject to the provisions of Part I. of the said Act.

The lessee shall hold the allotment for his or her sole use and benefit, and not for the use or benefit of any other person whomsoever. No married woman shall be eligible as a selector; but this provision shall not apply to any married woman who may become a transferee under a will or by virtue of an intestacy.

All the provisions of the said Act, so far as applicable, shall extend and apply to the land affected by these regulations, and to the applications and leases to be made and issued thereunder, and generally to the interests created, and the persons whose rights, liabilities, or interests are thereby affected; and the mention of any particular provision of the said Act shall not be deemed to exclude any other provision of the said Act applicable to the particular case.

Sections in Maraeroa-Oturoa Block for Lease.

NOTICE is hereby given that the under-mentioned sections in the Maraeroa-Oturoa Block, Thermal Springs District, Auckland, will be offered for lease by public auction, for a term of twenty-one years, at the upset annual rentals noted below, at the District Lands and Survey Office, Auckland, on Wednesday, the 25th August, 1897, at 11 o’clock a.m.

These sections are all covered with mixed forest; soil light, but good. They are not well watered, owing to the porous nature of the soil.
CONDITIONS OF LEASING.

Term of lease, twenty-one years from the 1st day of September, 1897.

Rent payable half-yearly in advance; the first of such half-yearly payments to be made at the close of sale, and all future payments to be made to the officer appointed to receive the same within sixty days from the days on which they become due, and in default thereof the lease to be forfeited.

The lessee shall, within one year from the date of lease, fell, burn, and sow with grass an area equal to 5 per cent. of the land comprised therein; within two years a further 5 per cent. of the area; within three years a further 5 per cent. of the area; within six years an amount equal to one-quarter of the total area; and at the end of the term an area equal to one-half of the total area.

The lessee shall be liable for all rates, taxes, &c.

No transfers or assignments to be permitted without the consent of the Commissioner of Crown Lands.

No valuation for improvements will be paid by the Crown, but the lease of the holdings will, a few months before the end of the term, be submitted to auction again for a further period of twenty-one years, loaded with the value of the improvements in favour of the lessee, the incoming tenant to pay the value of the improvements; but if there be no bid for the lease then the land, with the improvements, will revert to the outgoing tenant at the same rent paid under the expiring lease.

Rural Land, Wellington, open for Selection on Lease in Perpetuity.

THE under-mentioned Crown land will be open for selection on lease in perpetuity on and after Wednesday, the 18th August, 1897. If more than one application be received for the same section on the same day, then the order of selection shall be decided by ballot on the following day at 10 a.m.

The section is weighted with £77 10s. for improvements, &c.
A half-year’s rent and £1 1s. lease-fee, together with the amount with which the section is weighted for improvements, &c., must be paid before the application can be approved.
The above section comprises rather broken land, the soil being fair, on a sandstone formation, covered with forest, except 35 acres which has been felled and sown with grass. The timber consists of rimu, rata, tawhero, &c., with an undergrowth of mahoe, konini, supplejack, &c. The land is well watered by creeks. The access is from Makuri Township, from which it is distant about 5 miles, 3½ miles by a main dray-road, and 1½ miles by a good pack-track.
