section 157 of the said Act; and the first half-year’s rent is payable as before provided.

Improvements and residence on the land comprised in each lease shall be as provided in Part III. of the said Act. The provisions of section 144, and all other provisions of the said Act with respect to substantial improvements, shall apply accordingly to lessees under these regulations. The provisions of section 141, and all other provisions of the said Act in respect of compulsory residence, shall apply accordingly to lessees under these regulations.

No lessee shall subdivide, sublet, or transfer the land held by him under these regulations, except under and subject to the provisions of Part I. of the said Act.

No lessee shall hold more than the limit stated above, including that already held, and all allotments shall be held for his or her sole use and benefit, and not for the use or benefit of any other person whomsoever. No married woman shall be eligible as a selector; but this provision shall not apply to any married woman who may become a transferee under a will or by virtue of an intestacy.

All the provisions of the said Act, so far as applicable, shall extend and apply to the lands affected by these regulations, and to the applications and leases to be made and issued thereunder, and generally to the interests created, and the persons whose rights, liabilities, or interests are thereby affected; and the mention of any particular provision of the said Act shall not be deemed to exclude any other provision of the said Act applicable to the particular case.

This section is situated between the properties of Messrs. Ritchie, Wilson, and McGiffert, at Stony Creek, between Ashley and Sefton—the distances from those places being respectively about three miles and a half and two miles—and comprises open, level agricultural land of good quality.
Note.—This section has no independent means of access, and no liability is accepted by or on behalf of the Government to provide access for the purchaser of the land.

This section is situated adjacent to the properties of Messrs. Jenson, Field, and Parkinson, at the head of the Kaituna Valley, about ten miles from the Kaituna Railway-station, on the Little River branch line of railway. The land lies at an elevation of about 2,000ft. above sea-level, and consists of broken hillside with south-westerly aspect; the soil is good, and is capable of growing cocksfoot grass, with which it has already been surface-sown. The whole of the section has originally been covered with bush, a small patch of which is still standing.
Terms of Sale.—A deposit of one-fifth of the purchase-money shall be paid on the fall of the hammer, and the balance, together with a Crown-grant fee of £1, within thirty days thereafter, or the deposit will be forfeited and the sale cancelled.
Full particulars may be ascertained and plans obtained at this office.

NOTICE is hereby given that the under-mentioned small grazing-runs will be open for lease on application, at the Land Office, Dunedin, on and after Wednesday, the 25th November, 1896, at the half-yearly rental noted below. If more than one application be received for the run on the same day, priority of selection will be decided by ballot on the following day, at 11 a.m.

CONDITIONS OF LEASE.

The term of lease is twenty-one years, with the option of renewal for a further period of twenty-one years, at a rent to be fixed by valuation, and improvements being secured to lessee as provided by “The Land Act, 1892,” section 182. Each lessee is required to make the declaration as per form printed below.

No person can lease more than one run.
-
Residence on the run is compulsory, and commences within three years in bush or swamp land, and within one year in open or partly open land, unless the lessee obtain the consent of the Land Board to reside on other land in his occupation.

Permanent improvements must be effected equal to one year’s rental by the end of the first year, two years’ rental by the end of the second year, and four years’ rental at the end of the sixth year; and on bush land, in addition thereto, improvements must be made to the value of 10s. an acre if first-class land, or of 5s. an acre if second-class land.

One half-year’s rent and £1 1s. for the lease must be paid immediately the application is declared successful; the rent to be paid half-yearly in advance during the term of the lease. The next payment of rent will become due on the 1st September, 1897.

The lessee has no right to purchase any part of the land; but he can select 150 acres around the homestead through which no road can be taken or other public privilege exercised without compensation.
Note.—One-fourth of the rent paid during the first fifteen years is returned to the local body, to be spent in improving the access to the land.
