Croydon Village is situated about four miles from Gore Railway-station, on the Invercargill-Dunedin line, and is undulating bush land. Water can be obtained on all the sections. Limit of holding in this village, one allotment.
TERMS AND CONDITIONS.

The lands enumerated above are first-class lands, and are village-homestead allotments, open for selection on lease in perpetuity under the provisions of “The Land Act, 1892” (hereinafter referred to as “the said Act”).

The day on which the lands shall be open for selection shall be Thursday, the 26th November, 1896.

The rental stated above shall be the price at which the land shall be open for selection.

Applications for leases shall be made in manner as provided in Part I. of the said Act; and all such applications shall be made to the Commissioner of Crown Lands, Invercargill; and leases will be issued in accordance with the provisions of Part I. aforesaid.

Each applicant shall state his or her residence, occupation, and condition in life (namely, whether married or single), and will be required to make the declaration prescribed in Schedule C to the said Act.

Each applicant shall pay the first half-year’s rent, together with the lease- and registration-fee, immediately the application has been approved or declared successful at the ballot.

All rents must be paid half-yearly, in advance, on the 1st days of January and July in each year, as provided in section 157 of the said Act; and the first half-year’s rent is payable as before provided.

Improvements and residence on the land comprised in each lease shall be as provided in Part III. of the said Act. The provisions of section 144, and all other provisions of the said Act with respect to substantial improvements, shall apply accordingly to lessees under these regulations. The provisions of section 141, and all other provisions of the said Act in respect of compulsory residence, shall apply accordingly to lessees under these regulations.

No lessee shall subdivide, sublet, or transfer the land held by him under these regulations, except under and subject to the provisions of Part I. of the said Act.

No lessee shall hold more than the limit stated above, including that already held, and all allotments shall be held for his or her sole use and benefit, and not for the use or benefit of any other person whomsoever. No married woman shall be eligible as a selector; but this provision shall not apply to any married woman who may become a transferee under a will or by virtue of an intestacy.

All the provisions of the said Act, so far as applicable, shall extend and apply to the lands affected by these regulations, and to the applications and leases to be made and issued thereunder, and generally to the interests created, and the persons whose rights, liabilities, or interests are thereby affected; and the mention of any particular provision of the said Act shall not be deemed to exclude any other provision of the said Act applicable to the particular case.

Sale of Totara Timber, Wellington Land District.

NOTICE is hereby given that the totara timber on the under-mentioned Crown lands will be offered for sale by public auction at the Public Hall, Eketahuna, on Wednesday, 25th November, 1896.

TERMS OF SALE.
The purchaser shall pay the purchase-money in four equal instalments, one-fourth, and £1 1s. license-fee, being deposited on the fall of the hammer; one-fourth on the 1st January, 1898; one-fourth on the 1st January, 1899; and the remaining one-fourth on the 1st January, 1900.
The first payment shall be made by cash or marked cheque. Approved promissory notes payable on demand to be given for the remaining three-fourths of the purchase-money, when the license to enter upon the land will be issued. They will be presented for payment on the dates stated above, but the Commissioner reserves the right of presenting them at an earlier date if at any time the Crown Lands Ranger reports that more than one-fourth, one-half, or three-fourths of timber respectively has been cut out previous to the dates mentioned.
The purchaser of each lot shall have the sole use of the land contained therein, and the right to cut and remove all timber thereon during a period of five years from the date of sale. Should one person purchase more than one lot, this time will be extended to such time as may be mutually agreed between the purchaser and the Commissioner.
Plans containing full particulars may be obtained at the principal post-offices in the district, and at this office.

Land in Nelson for Sale by Public Auction.

IT is hereby notified that the under-mentioned land will be offered for sale by public auction, at the Courthouse, Takaka, on Monday, the 26th October, at noon.

The above sections are situated near the Village of Takaka, distant about four miles from the Port of Waitapu, Golden Bay.
Part 2 of Section 113 is about one-half terrace land, medium soil for grass, rather strong; timber, birch and rimu, with undergrowth of supplejacks, kiekie, and scrub in gullies. Remaining half nearly flat, fair soil; timber, rimu, punghi birch, with a little rata and pukatea, thick undergrowth of supplejacks, kiekie, and scrub.
Part 3 of Section 113, two-thirds high terrace land, rather poor on tops of terraces, medium soil for grass on slopes and in gullies; timber chiefly birch with some rimu, undergrowth of supplejacks, kiekie, and scrub. Remaining one-third nearly flat, rather wet, medium soil for grass; timber chiefly brown and punghi birch with some rimu, thick undergrowth of supplejacks, kiekie, and scrub.
One-fifth of the purchase-money must be paid on the fall of the hammer, and the balance, together with the Crown-grant fee, within thirty days, or the deposit at auction will be forfeited.
