Village-homestead Allotments open for Selection on Lease in Perpetuity.

NOTICE is hereby given that the under-mentioned village-homestead allotments will be open for selection on lease in perpetuity at this office on and after Wednesday, the 10th day of June, 1896, upon the terms and conditions stated hereunder.

Generally speaking, this is fairly good agricultural land, with tops of spurs even. The quality of the soil varies from poor mossy to very good. The land carries heavy timber—kamai, red-pine, silver-birch, &c.—and is well watered. Altitude, 300ft. to 500ft. above the sea-level. Owaka lies within ten miles and Glenomaru Railway-station seventeen miles of these sections.

Undulating agricultural land; all bush, consisting of kamai, red-pine, broadleaf, and ribbonwood; soil, a heavy loam, well watered. Situated five miles from Ratanui Post-office by a good summer road, and twenty-three miles from Glenomaru Railway-station. Altitude, 300ft.

Fairly good land, ploughable, adjoining the Otago Central Railway; about seven miles from Hyde and twenty-seven miles from Middlemarch.
TERMS AND CONDITIONS OF LEASE.

The lands enumerated above are first-class lands, and are divided into village-homestead allotments, open for selection on lease in perpetuity under the provisions of “The Land Act, 1892” (hereinafter referred to as “the said Act”).

The day on which the lands shall be open for selection shall be Wednesday, the 10th day of June, 1896.

The rental stated above shall be the price at which the land shall be open for selection.

Applications for leases shall be made in manner as provided in Part I. of the said Act; and all such applications shall be made to the Commissioner of Crown Lands, Dunedin; and leases will be issued in accordance with the provisions of Part I. aforesaid.

Each applicant shall state his or her residence, occupation, and condition in life (namely, whether married or single), and will be required to make the declaration prescribed in Schedule C of the said Act.

Each applicant shall pay the first half-year’s rent, together with the lease- and registration-fee, immediately the application has been approved or declared successful at the ballot.

All rents must be paid half-yearly, in advance, on the 1st days of January and July in each year, as provided in section 157 of the said Act; and the first half-year’s rent is payable as before provided.

Improvements and residence on the land comprised in each lease shall be as provided in Part III. of the said Act. The provisions of section 144, and all other provisions of the said Act with respect to substantial improvements, shall apply accordingly to lessees under these regulations. The provisions of section 141, and all other provisions of the said Act in respect of compulsory residence, shall apply accordingly to lessees under these regulations.

No lessee shall subdivide, sublet, or transfer the land held by him under these regulations, except under and subject to the provisions of Part I. of the said Act.

No lessee shall hold more than two allotments, which must be contiguous, and such allotments shall be held for his or her sole use and benefit, and not for the use or benefit of any other person whomsoever. No married woman shall be eligible as a selector; but this provision shall not apply to any married woman who may become a transferee under a will or by virtue of an intestacy.

All the provisions of the said Act, so far as applicable, shall extend and apply to the lands affected by these regulations, and to the applications and leases to be made and issued thereunder, and generally to the interests created, and the persons whose rights, liabilities, or interests are thereby affected; and the mention of any particular provision of the said Act shall not be deemed to exclude any other provision of the said Act applicable to the particular case.

NOTICE is hereby given that the under-mentioned kauri and totara timber, situated in Block XIV., Purua Survey District, and Block V., Tangihua Survey District, will be offered for sale by public auction, at this office, on Friday, the 12th June, 1896:—
317 kauri-trees, containing 900,000ft.: Upset price, £350.
55 totara-trees, containing 62,000ft.: Upset price, £40.

IT is hereby notified, in terms of “The Land Act, 1892,” and “The Land for Settlements Act, 1894,” that the under-mentioned small grazing-run will be open for application on and after Wednesday, 13th May, 1896:—
Section 36589 and Lot 2, Ashley Gorge Settlement, near East Oxford: Area, 915 acres 2 roods 2 perches; annual rent, £81 11s.

NOTICE is hereby given that the under-mentioned small grazing-runs will be open for lease on application, at the District Lands and Survey Office, Blenheim, on and after Wednesday, the 27th May, 1896, at the annual rental noted below. If more than one application be received for the runs on the same day, priority of selection will be decided by ballot on the following day, at 11 a.m.

CONDITIONS OF LEASE.
- The term of lease is twenty-one years, with the option of renewal for a further period of twenty-one years, at a rent to be fixed by valuation, and improvements being secured to lessee as provided by “The Land Act, 1892,” section 182. Each lessee is required to make the declaration as per form printed below.
