Lease of Land in City of Auckland.

Auckland, 10th December, 1891.
IT is hereby notified that the section enumerated here-under will be offered for lease for fourteen years, by public auction, at this office, at noon on Wednesday, the 20th January, 1892:—
CITY OF AUCKLAND.
Lot 24 of Section 8, containing 18 perches. Upset price, £10 per annum.
The section has frontages of 143 links to Beach Road, and 82 links to Short Street.

These runs are situated in North Canterbury, on the Greta Peaks and Rocky Ranges, on the north and south sides of the Waikari River, and on the southern banks of the Hurunui River, north-east of Waikari Township. They comprise generally hilly open tussock country of good quality, rocky in places, with patches of undulating land, and a few small flats. Excepting Runs 36316 and 36320, which front the road along the Hurunui River, the runs are only watered by small streams. The elevation of the country ranges from 300ft. to 1,670ft. at the highest point. The access is by the Waikari Valley Road, but the branch roads, which vary in length from half a mile to two and a half miles, are unformed; the distance from Waikari being from sixteen to twenty miles. Runs 36317, 36318, and 36319 can also be approached from the Waipara-Cheviot Road; the distance from Waipara Railway-station being about seventeen miles. Runs 36320, 36321, and 36322 are distant from Hurunui Township from twelve to fourteen miles, but the road is only formed for about nine and a half miles. These runs, from the quality of the soil and situation, are well adapted for pastoral pursuits.

CONDITIONS OF LEASE.

The term of lease is twenty-one years, the option of renewal for a further period of twenty-one years being with the Governor; rent to be fixed by valuation, and improvements being secured to lessee as provided by “The Land Act, 1885,” section 209. Each lessee is required to make the declaration as per form below.

No person can lease more than one run.

Residence on the run is compulsory for six years, commencing within twelve months from commencement of lease, unless the lessee obtain the consent of the Land Board to reside on land in his occupation within ten miles of the run.

Permanent improvements must be effected equal to one year’s rental by the end of the first year, two years’ rental by the end of the second year, and four years’ rental at the end of the sixth year.

One-half year’s rent and £1 11s. for the lease to be paid on the fall of the hammer; the rent to be paid half-yearly in advance during the term of the lease.

The lessee has no right to purchase any part of the land; but he can select 150 acres around the homestead, through which no road can be taken or other public privilege exercised without compensation.
NOTE.—One-fourth of the rent paid during the first fifteen years is returned to the local body, to be spent in improving the access to the land.

- That I am the person who, subject to the provisions of “The Land Act, 1885,” am desirous of becoming the purchaser of a lease of the pastoral lands of† .
- That I am purchasing such lease solely for my own use and benefit, and not directly or indirectly for the use of any other person or persons whatever.
- That I am not already the holder of any such lease in any part of the colony, nor have I any interest in any such lease.
And I make this solemn declaration conscientiously believing the same to be true, and by virtue of an Act of the General Assembly of New Zealand intituled “The Justices of the Peace Act, 1882.”

Rural Lands open for Sale or Selection, Southland Land District.
Department of Lands and Survey, Invercargill, 10th December, 1891.
THE under-mentioned Crown lands will be open for sale or selection, in terms of sections 3 to 11 of “The Land Act Amendment Act, 1887,” either for cash, on deferred payments, or for perpetual lease, at the option of the selector, on and after Wednesday, the 27th January, 1892. In cases where more than one application is received for the same section, priority of choice will be decided by lot on the following day, at 11 a.m., at the Crown Lands Office, Invercargill:—
