This land is all light, sandy soil, principally adapted for
grazing purposes only, though probably some of the better
land is suitable for root-crops. The greater part of the flat
is covered with self-sown rye-grass, and is well known for its
grazing capabilities. Artesian water can, it is believed, be
obtained in any part of the flat. An artesian well was sunk
many years ago on Section 34, Block II., near the sandhill,
in the middle of the flat, and is still flowing. Sections 36 to
40, Block II., adjoining the Little River Railway-line, are
covered with splendid rye-grass. Sections 27 to 32, Block
II., and Sections 1, 2, and 3, Block IV., on the main road,
include part of the same rye-grass flat, and have all some
ground suitable for building on. Sections 4 to 9, and 13, 14,
15, Block IV., are covered with the lake-weed, growing on a
sandy bottom, but are considered capable of improvement if
the lake-water is kept off them. The rest of the sections,
both in Blocks II., III., and IV., especially those fronting
the long straight road, on the ridge known as the base-line
ridge, are all more or less covered with rye-grass, affording
good pasturage, and carry a large amount of stock. Sec-
tions 2 to 8, Block II., are wetter than the rest of the flat,
but are all capable of being drained; they do not at present,
however, afford such good pasturage as some of the other
sections.

The whole of the land is within three and a half miles of
either the Greenpark or the Rabbit Island Railway-stations,
on the Little River Railway, but a bridge will have to be
built across the new cut made for the River Halswell before
the latter station can be used. The Ellesmere Flat is
situated about eighteen miles from Christchurch, and is
eminently fitted for grazing and dairy purposes, being within
easy distance of the Taitapu Dairy Factory.

Sale of Pastoral Runs and Crown Lands in Otago.

Crown Lands Office,

THE under-mentioned Crown lands will be offered for
sale by auction at the Crown Lands Office, Dunedin,
on Thursday, the 7th November, 1889, at noon:-

PASTORAL LICENSES.

Run 36, Lake County, about 2,500 acres; term, seven
years. Upset annual rental, £5.

Run 335A (Class I.), Vincent County, about 22,660 acres;
term, twenty-one years. Upset annual rental, £25.

Run 417, Lake County, about 15,900 acres; term, twenty-
one years. Upset annual rental, £5.

Runs 418 and 431 (grouped), Lake County, about 33,000
acres; term, twenty-one years. Upset annual rental, £5.

Run 433 (Class I.), Vincent County, about 24,100 acres;
term, twenty-one years. Upset annual rental, £5.

Otago Peninsula District: Section 53, Block III., about
437 acres; term, ten years. Upset annual rental, £5.

Kuriwao District: Section 1, Block XI., about 1,578 acres;
term, ten years. Upset annual rental, £19 14s. 6d.

Kuriwao District: Sections 9 to 11, Block IX. (grouped),
about 763 acres; term, ten years. Upset annual rental,
£9 10s. 9d.

Possession will be given on day of sale.

The foregoing licenses will be sold generally in accordance
with the provisions of Part VI. of "The Land Act, 1885;"
tenure of runs marked Class I. being certain for terms
stated, Government not reserving any right of resumption.

Purchasers will be required to deposit a half-year's rent
from date of sale, and £1 1s. license-fee, immediately on fall
of hammer.

HOMESTEAD ON RUN 433.

Mid-Hawea District: Section 2, containing 88 acres. Up-
set price, £1 per acre; valuation for improvements, £120.

Terms: 20 per cent. deposit on fall of hammer; balance,
with valuation for improvements and Crown-grant fee (£1),
to be paid within thirty days from day of sale.

SMALL GRAZING RUNS.

Benger District: Section 7, Block XIV., 1,034 acres and
36 perches. Upset annual rental, £25 17s.; valuation for
improvements, £286 10s.

Glenkenich District: Section 73, Block XI., 651 acres
2 roods 16 perches. Upset annual rental, £16 6s.; valuation
for improvements, £348 6s.

Kuriwao District: Sections 4 and 5, Block IX. (grouped),
658 acres and 28 perches. Upset annual rental, £16 9s.;
valuation for improvements, £33.

Mount Hyde District: Sections 17, 24, and 25, Block IV.
(grouped), 888 acres 3 roods 38 perches. Upset annual
rental, £22 4s. 6d.; valuation for improvements, £278 4s.

Strath-Taieri District: Section 2, Block III., 3,765 acres
1 rood 4 perches. Upset annual rental, £94 2s. 6d.; valua-
tion for improvements, £298 4s.

Leases of the above small grazing runs are offered for a
term of twenty-one years from the 1st March, 1890, under
the provisions of Part VII. of "The Land Act, 1885."

Possession on day of sale. Purchasers must deposit statu-
tory declaration required by section 200 of "The Land Act,
1885," and pay the first half-year's rent and lease and
registration fees (£1 11s.) on fall of hammer. Valuation for
improvements payable within fourteen days from date of
sale.

RURAL, VILLAGE, AND SUBURBAN DEFERRED PAYMENT
LANDS (REOPENED).

Dunback District (Rural): Section 8, Block V., 281 acres
3 roods 11 perches. Upset price, £1 per acre. Valuation
for improvements, £162. Section 14, Block V., 269 acres,
2 roods 14 perches. Upset price, £1 per acre. Valuation
for improvements, £59 5s.

Tuapeka West District (Village): Section 22, Block XIV.,
5 acres and 5 perches. Upset price, £1 10s. per acre.

Waikoikoi Township (Suburban): Sections 9, 13, and 20,
containing 2 acres and 8 perches, 1 acre, and 1 acre 1 rood
39 perches respectively. Upset price, £5 per acre. Valua-
tion for improvements on Section 13, £3 4s.

Terms of payment: For rural land, one twenty-eighth of
total price and £1 1s. (license-fee) to be paid on fall of ham-
mer; balance in equal half-yearly payments extending over
fourteen years. For village and suburban lands, one-tenth
of total price and £1 1s. (license-fee) to be paid on fall of
hammer; balance in equal half-yearly payments extending
over five years. Purchasers must deposit statutory declara-
tion required by section 113 of "The Land Act, 1885," and
pay valuation for improvements (if any) at time of sale.

TOWNSHIPS.

Town sections in Kurow, Pembroke, Waitaki Bridge, and
Waipahi Townships. Upset price, £30 per acre, except Sec-
tions 1 to 23, Block I.; Sections 2 to 21, Block II.; and
Section 6, Block III., Town of Pembroke, which are offered
at £3 per section.

Suburban sections in Riverside Township, containing from
2 roods to 8 acres each. Upset price of sections under 5
acres, £20 per acre; of sections over 5 acres, £5 per acre.

LEASE OF FRANKTON FLOUR-MILL.

Lease for fourteen years, from the 1st December, 1889, of
Sections 2, 4, 5, 6, and 7, Block XVIII., and part of Durham
Street, Frankton Township, containing 2 acres 3 roods 17
perches, together with flour-mill erected thereon, and all
water-races, dams, machines, &c., thereto belonging. Upset
rental, £5 per annum.
