TERMS AND CONDITIONS OF SALE.
The leases of the above runs will be sold subject
to the general provisions as to runs specified in the
Land Acts, 1877 and 1879.

The first year's rent, with license fee (£10), to be
paid on fall of hammer, either by cheque marked by
banker or in cash, and thereafter by half-yearly pay-
ments in advance on the 1st March and 1st Septem-
ber in each year. Possession will be given on the 1st
March, 1883. Valuations for improvements, if any,
which shall in no case exceed three times the amount
of the average annual rent paid under the existing
leases, are to be paid to the Receiver of Land
Revenue, Dunedin, one month before getting posses-
sion, in pursuance of sections 115 to 117 of Land
Act, 1877.

tained on application at any Crown Lands Office in
the colony, where slips of the sale may also be had.

Description.—The above sections are mostly
covered with bush; some are undulating agricultural
land, with good soil, and well watered; some are
broken, and more suited for pastoral purposes.
The bush consists chiefly of tawa, interspersed with
rimu, matai, and white pine.

The land is situated from one to three miles from
the proposed railway-line and main road, Napier to
Wellington. Access is given by cleared roads; a
good dray-road from Woodville has been formed
through the centre of the block, connecting with the
road leading through Kumeroa to the Upper Mana-
watu Ferry, on the road to Masterton.

Description.—Section 39, Victoria Settlement, is
bush land, partially improved. The Bush Mills
Settlement is in the Woodville District, about two
and a half miles from the Township of Woodville,
and about one and a half miles from the Napier-
Wellington coach road and proposed railway-line.
Section 12 is partly flat and partly hilly. Sections
17 and 18 are hilly.
